At WiseX, championing fractional ownership and sustainable practices is paving the way for a more accessible and eco-friendly future in real estate

The platform pioneers fractional ownership, enabling investors to purchase shares in premium commercial properties. Aryaman Vir underscores the mission of WiseX to transform the landscape of commercial real estate investment in India. “WiseX democratises Indian real estate, allowing retail investors to participate in an asset class that was once exclusive to high-net-worth individuals,” WiseX’s Vir explains. This innovative approach not only opens the door for broader participation but also provides tangible benefits, including direct rental payouts and remarkable returns ranging from 13 per cent to 20 per cent internal rate of return (IRR). 

Founded by Vir in 2020, the company is redefining how retail investors access commercial real estate through fractional ownership. This innovative approach not only broadens investment opportunities but also democratises access to a traditionally exclusive asset class. “Our mission is to create a user-friendly platform that not only simplifies the investment process but also educates our clients,” Vir adds.

Fractional Ownership  
Despite the promising landscape, WiseX faced key challenges in educating the market about fractional ownership's potential. Initially, skepticism surrounded this nascent investment avenue, particularly due to the complexity of the concept. “We adopted an 'education first' approach to build trust and empower informed investment decisions,” he notes. This strategy has proven effective, as WiseX now serves over 60,000 users across 16 countries, transforming investor attitudes towards fractional ownership.

Strategy At Play
Under his leadership, WiseX achieved break-even in FY 2023 and manages over Rs 400 crore in AUM. The recent amendments by SEBI in the REITs framework have provided a regulatory backdrop that enhances investor confidence and market participation. “We anticipate significant growth as the regulatory landscape evolves,” he states, “Our asset pipeline is set to deliver additional AUM, reflecting our commitment to scaling sustainably.”  
The company’s growth strategy is robust, with projections indicating that WiseX aims to manage 

Rs 250 crore in new AUM by FY 2025 and Rs 350 crore by FY 2026. This ambitious roadmap is supported by his extensive background in strategic leadership, honed during his time at firms like SoftBank and Moelis. 

The Big Picture
Vir’s vision extends beyond just financial returns, he champions sustainable practices in real estate, maintaining a zero per cent default rate and promoting long-term investment viability. “Sustainability isn’t just a buzzword for us, it’s integral to our business model,” he asserts. By championing fractional ownership, sustainable practices, and innovative investment structures, they are paving the way for a more accessible and environmentally conscious future in real estate.

The strategic acquisition of MYRE Capital by Aurum Prop-Tech under his direction significantly boosted the company’s credibility and market position. “Innovation is at the heart of what we do,” he asserts.
